In 2020, the OU realised they didn’t need their 20,000 sq. ft. Camden office.
Digitisation and flexible working meant that everyone could work from the Milton Keynes campus. There was one problem: 6 years remained on the lease and annual rent was £1m.
So they turned to TSP. We found a new tenant before the building even hit the market, saving more than £5m.

ClientEarth had grown from an environmental start-up to a full global charity when they started working with us.
The charity’s Hackney office had beautiful views of the park. But it was too small and too expensive. We helped them take on 25% more space while saving 25% on rent every year.
Their new, highly sustainable office is set up for hybrid working, supporting ambitious growth plans.

MS Society Went Hybrid
AWARD-WINNING: Estates Gazette – Inclusive Design Award 2022
The MS Society had just sold their HQ and leased a brand-new office when they appointed TSP to project manage the fit out.
They wanted to be 100% certain that the new office was sustainable, accessible, and flexible. It was unclear what the new world of hybrid working would be like, or what tools MSS needed to collaborate seamlessly.
Our solution pioneered the use of modular furniture. This provided incredible flexibility plus saved tens of thousands on fit out costs.

UJIA Saved £750k
UJIA had a break option approaching at its HQ. The charity did not want to move, but 5 more years was too much.
TSP negotiated a ‘lease regear’ meaning that the terms of the lease were legally altered. A new flexible break option was included which meant UJIA left the building when it suited them.
The charity saved over £750,000 in unnecessary rent and occupancy costs.
